with an authorized capital of $ 350,000,000.00 ($ 175,000,000.00
of Preferred Stock and $ 175,000,000.00 of Common Stock)
in reaction of the following market conditions:
So far the hotel size of 75-500+ rooms
was preferred in the USA and this hotel size constitutes
77,5 % of the entire marked. While the size of these hotels
led to a corresponding profit, it also resulted in a growing
isolation of the guests. However, the growing pressure of
business people (accounting for 53,7 % of the hotel guests)
to succed should be counteracted by an appropriate hotel
atmosphere. The individuality of each hotel guest should
stand in the foreground, paired with friendliness and luxury
of the 5*****S star category.
If the before-mentioned facts are correct, a corresponding
profit can be expected. If the guests receives an appropriate
return, that is proportional to the cost of room and board,
he will be willing to pay more and/or to use other services
that the hotel provides.

The
well being of the hotel guest plays a crucial role. The
hotel size of 75 rooms or less has so far been neglected,
so that a need with potential for constant growth exists.
Our hotels will have 56 double rooms, 2 Suits, 1 Wellness
area (indoor swimming pool, sauna, steam bath and Fitness
studio), Beauty farm, Bar, Restaurant, Bistro, 3 conference
rooms, lobby, club area, fashion shop, panorama elevator
and underground parking. They will managed by married couples,
which have been in the hotel business for at least 10 years.
The hotels are built according to German standards (with
consideration of the US laws) and will have a life span
between 80 and 100 years. |
A pilot
project hotel was already built in Germany and is operating
with rising success. During the start up period of this
hotel we concerned ourselves with the possibilities for
the improvement in the areas of service and profit and the
results of our observation will be implemented in the USA.
A number of potential customers from the USA (Caterpillar,
Kodak, Heidelberg, Pricewaterhouse Coopers, Ernst &
Young, Woodward, US-Navy, Rosenbluth International), which
are presently content guests in our hotel in Germany, have
already stated that they are seriously interested in a co-operation.
It is planned, to
establish a chain of at least 50 hotels in the USA,with
an investment value of 1.5 Billion $.In the first 5 hotels,with
an investment value of 150 Million $,are to develop for
building phase.The profit in the first 5 years will be 5
%/year.
